Robin Brilz is the owner of 1332 Florence St. New Century Mortgage made a $129,000 FHA mortgage refinance loan on 05/26/05. About a year later, on 05/20/06, this property went on the market. 3.5 months later, the MLS asking price remains unchanged at $159,950.
Sadly, property values on this block have been dragged down by the mortgage fraud schemes of HUD and the 3 Amigos ( Searle/Jesus/Searle). Property values are being dragged down by 3 vacant houses in foreclosure:
- 1301 Florence is vacant
- 1316 Florence is vacant
- 1373 Florence is vacant
The vacant properties look ugly. The market data for this block looks ugly.
The real estate yard sign at 1332 Florence St features a nice picture of a modern house. The picture is out of place on the 1300 block of Florence St. This is the ghetto - there are no fine properties anywhere to be seen. All the people interested in buying a fine house are somewhere else.
The MLS listing is dated May 20th, 2006. The sign has been there more than 3 months. The sign suggests you can call 1-800-294-9889 x3011 for 24 hour recorded info. The recorded telephone message says
This is a new listing. I’ll be adding more information shortly. In the mean time, if you would like to get hold of me directly, press zero, and I can give you more information
The recorded message is bogus and the sign is misleading. How hard can this be? If they can’t get the sign right, what does that say about the salesman? You want fries with that?
It’s a buyers market. Robin Brilz needs a really good real estate agent. Instead s/he got Brian Veatch. Robin Brilz will be lucky to get enough to pay off the $129,000 FHA mortgage.
